    The Town of Madison / Madison Public Schools is seeking qualified applicants for the position of Construction Manager.
    Position Purpose
    Under the general supervision of the Director of Facilities, the Construction Manager provides oversight of construction projects for the Town of Madison and Madison Public Schools.
    Essential Performance Responsibilities
    • Develop project specifications, initiate and monitor the bid process, review bids, contractor selection and supervise the project from commencement to completion.
    • Coordinate project schedules.
    • Prepare and submit budget estimates, progress and cost tracking reports to various Boards and Committees.
    • Interpret plans and specifications to ensure appropriate construction methods are being utilized. Develops and implements standards, policies and procedures for Town and School buildings. Ability to supervisor multiple contracts, coordinate multiple budgets and schedules for concurrently run projects. Familiar with AIA contracts.
    • Maintains project budgets, process purchase orders, negotiates revisions, changes to contractual agreements with architects, consultants, suppliers, contractors and Town / School boards. Serves as a liaison among architects, engineers and other consultants in planning and designing building construction projects. Ability to interpret civil engineering drawings.
    • Oversees projects (budget conception to construction) for both the Board of Education and Town utilizing budget of the Facilities Department and Capital Improvement Program.
    • Assists the Director of Facilities in the daily maintenance and operations of both Town and school facilities including routine systems, maintenance, grounds maintenance and major construction projects.
    • Maintain project records to assist State auditors during the audit process.
    • Procure and monitor grants obtained from various agencies and maintain associated records.
    • Process work requests and monitor utility usage. Procure goods and services; create and maintain requisitions and purchase orders. Maintains records of improvement and repair.
    • Develops positive working relationships with consultants, vendors and contractors. Provides oversight to their work.
    • Assists Town departments with maintenance issues.
    • Prepares a variety of reports and presentations.
    • Performs other related functions as assigned or required.
    Qualifications
    • Bachelor’s Degree in Engineering, Construction Management, Architecture or related disciplines; and
    • At least five (5) years of progressively responsible experience in construction management; and
    • At least three (3) years of supervisory experience of construction staff / contractors; or
    • A thorough understanding of school/municipal custodial, building and grounds maintenance.
    • Demonstrated experience in scheduling and coordinating capital projects and understanding written specifications and blueprints, including working knowledge of building codes.
    • A thorough understanding of contemporary building system design and operation.
    • Understanding of OSHA regulations and hazardous waste removal.
    • Equivalent combination of education, skills and experience.
    Compensation
    $85,000 - $105,000 commensurate with education and experience. Medical / dental insurance, life insurance, long-term disability insurance, defined contribution penson plan, paid leave.
